Roof timber rot under closed cell foam
Why it happens here
Closed cell foam seals the roof void and stops moisture escaping. In Hadley's older roofs, which already had limited ventilation, the timber stays damp for months at a time and rot sets in from the inside.
Our approach
We remove the foam in sections, inspect every rafter and treat any rot we find before the loft is re-insulated. Photos of the timber condition go into your handover pack for the lender.
